THE BASICS.
-Baltimore City has recently passed a law that requires all residential rental properties in the City to pass a rental inspection before January 1, 2019.
-Property owners are required to use an inspector that is licensed by the State of Maryland and has registered with the City. The list can be accessed online here.
-The inspector is required to fill out this rental inspection form, published by the the Baltimore City Department of Housing, and give it to the property owner for submission. There is also an Addendum for Multi-Family Dwellings, and a document provided for guidance to inspectors on the requirements of the inspection.
-If a rental property fails any items on the inspection form, the property owner is required to make the necessary repairs. Then the property must be reinspected, and the form amended by the inspector to reflect that the property has been brought into full compliance.
