The home inspection portion of your house purchase is one of the most important aspects of your transaction.  Many home-buyers perceive the home inspection as a checklist item that adds to the closing cost, but, in fact, it can be one of the most useful and cost-effective portions of your home purchase expenses.  A great home inspection can help you to not only determine the condition of the home in order to decide whether to go through with the purchase or not, but, utilized properly, your inspection can help you to understand the features of your new home, help you anticipate and understand how to properly maintain your house once you move in, and what future costs to expect as the home owner.  You love the house you are planning to buy.  Let us help you find out all about it.
WHAT TO EXPECT

Nest Home Inspection will arrive on or before the scheduled inspection time.  OUR INSPECTOR WILL WALK THROUGH AND INSPECT THE HOME, covering all aspects of the house according to the premier InterNACHI Standards of Practice.  After inspecting the home, the inspector will go through the house again with you, and point out areas of note and concern, in order to help you to well understand the condition of the property.  Our inspections typically take at least three hours to complete, so please leave plenty of time to spend at the house to take advantage of the on-site portion of the home inspection.

At the time of inspection, YOU WILL RECEIVE A BINDER OF INFORMATION ABOUT THE HOME, and this home maintenance guide for reference.

YOU WILL HAVE A DIGITAL, COMPLETE INSPECTION REPORT EMAILED TO YOU shortly after the physical inspection is completed.  This report will detail the condition of the property, and will include photos.  There will be a "summary" page that will show you all of the most notable portions of the house so that you and your agent will be able to easily see the items that may need to be addressed as part of your negotiation.

WE ARE HERE TO HELP.  If you have questions about the report, or need to better understand an aspect of the home, please give us a call or send us an email.  We are happy to go over things with you and give more information.  And, if the seller makes an improvement as a result of the inspection report, be sure to schedule us to return to the property for a re-inspection to make sure things have been done properly.  Our relationship with our clients is ongoing until their needs have been fully met.
HOW TO BE PREPARED

SCHEDULE YOUR INSPECTION AT A TIME THAT YOU CAN GET ACCESS TO THE PROPERTY.  This may require you to coordinate a time with the seller and with your real estate agent, if you would like them to attend.

MAKE SURE THE UTILITIES WILL BE ON, and that the appliances and HVAC systems will be operable.  Be sure that all areas of the property are accessible, such as all doors being unlocked, so that the inspector can see everything in the house.  This may include asking the seller to move any furniture or belongings that may obstruct the visibility or accessibility of any important parts of the house.

TELL US YOUR CONCERNS AHEAD OF TIME.  When you call, in a separate email, or when the inspector arrives at the property, please let us know if there is anything about the house that you would especially like to address.  Our inspector can spend extra time going over those things with you. ​
WHAT IS INCLUDED 
Nest provides a thorough visual inspection of the entire property we are hired to inspect.  We adhere to the InterNACHI Home Inspection Standards of Practice for residential home inspection, the most rigorous in the industry.  Our inspector will take dozens of photos in order to document the condition of the property, and go through the home systematically to explore every aspect.  At the completion of his full inspection, the inspector will walk through the house again with you to point out the main aspects of his findings and show you, in person, any areas for concern.  

The report you receive from us will contain written documentation of findings from every area of the house, and will include the most descriptive photos of the areas of the house that you need to be aware of and understand.  The report will also give you a summary sheet that shows you at a glance what aspects of the house may be of concern to you.  You are welcome to contact us any time, even after you move in, if you have questions or need clarifications about the report, or the features of the house.
